We inspect your entire home and provide you with a written report so you can be informed about the decision you are about to make. There are many things that can be overlooked during the home buying process, we are on your side and here to help you make an informed decision on your potential “dream home”. The inspection is in accordance with the InterNACHI SOP which can be found here. Duration: Approximately 3 hours
Items inspected include: exterior finishing and grounds, roofing, structural foundation and framing components, electrical, plumbing, heating & air conditioning, insulation & ventilation, chimneys & fireplaces, interior components including: steps, railings, walls, floors, and ceilings.
At the end of the inspection we provide you with a written report with pictures detailing our findings. You can view a sample report here. We don’t stop when the report is finished, if you have questions or just need to understand something a little better we are always available to you. Our aim is to be your home inspector for the life of your home. In 2 years when you have a question, we will be here for you.
We are certified through InterNACHI and the CCPIA to conduct commercial build assessments and inspections. All commercial properties are very different as are the companies that are purchasing them. Please call to arrange a site visit and proposal.
This is a full home inspection but for someone who already lives in the home. Maybe you bought your home without an inspection, or just need an idea of things that need repairs/maintenance. This is the inspection for you. It covers everything that our Residential Inspection does. If you have lived in your home for more than a year and have not had an inspection, it is highly recommended to have one of these done.
This inspection covers both insects and fungi that destroy wood. We look for insect and fungi damage at any stage active or inactive. Our inspectors are certified by the state of Pennsylvania as Pesticide Applicators. PA lic # 14527. We do not apply pesticides but we undergo the same training to identify common pests like termites and carpenter ants. This is usually done with another inspection but can be provided as a stand-alone service.
Do you have Radon? The short answer is yes, but how much? Radon is the second leading cause of lung cancer and an often overlooked part of the real estate buying process. You need to know the levels of radon in your home, even if there is a mitigation system installed. We use the most advanced continuous radon monitor available to professionals, so you can be rest assured you will receive the most accurate and detailed results available. We are certified through both the PA department of Environmental Protection (lic # 3543) and the National Radon Proficiency Program (lic # 112468-RMP). Your home should be checked for radon every 2 years, even with a mitigation system. Our tests run for a minimum of 48 hours under closed home conditions. This service should be done along every home inspection but can be stand alone service.
We offer water testing for FHA/VA loans as well as informational purposes. These test cover bacteria, lead, nitrates, and nitrites. All water testing is outsourced to an EPA approved laboratory. These tests need to be conducted Monday – Wednesday after 2PM (only takes a few minutes to collect). The turnaround time is 3-5 business days. This service is generally not required for homes with “city” water, but highly recommended for homes with a well, even if a treatment system is installed.
Do you think you may have a mold problem? Does your home smell musty or damp? Do any of your family members suffer from breathing problems, asthma, etc? If you answered yes to any of these, chances are you may have a mold problem. There are multiple ways to approach mold inspections and we do both air and spot sampling. If you have questions about mold we would like to visit the home and get an idea of the scope of your situation (free of charge). Then we discuss with you the best way to handle your unique situation.
